(in Carefree) Our April property sales were 6, down from 12 in April of 2021 and -53.8% lower than the 13 sales last month. April 2022 sales were at a mid level compared to April of 2021 and 2020. April YTD sales of 32 are running -17.9% behind last year’s year-to-date sales of 39.
Our total inventory of Carefree Luxury Homes for sale available as of April was 15, equal to 15 last month and down -16.7% from 18 in April of last year. April 2022 Inventory was at the lowest level compared to April of 2021 and 2020.
The average Days On Market (DOM) shows how many days the average property is on the market before it sells. The DOM for April was 26, up from 19 days last month and up from 21 days in April of last year. The April 2022 DOM was at a mid range compared with April of 2021 and 2020.

Since median sales price and average sales price can be impacted by the ‘mix’ of high or low end properties in the market, the selling price per square foot is a more normalized indicator on the direction of property values. The April 2022 selling price per square foot of $388 was down -7.6% from $420 last month and down -6.3% from $414 in April of last year.

The selling price vs listing price reveals the average amount that sellers are agreeing to come down from their list price. The lower the ratio is below 100% the more of a buyer’s market exists, a ratio at or above 100% indicates more of a seller’s market. The April 2022 selling price vs list price of 98.7% was down from 104.0% last month and down from 101.0% in April of last year.
